Five places to sleep in and around Te Anau, which suits which trip, and what each gives up

For a night or two, stay in town, in the centre or the motel streets behind it. Dinner and the lake are a short walk away, and you are at the start of the road to Milford Sound.

The stars are a quick read across the qualities most travellers weigh up — more stars means a stronger fit for that quality, not “better” overall. Price is shown as a band rather than stars, since cheaper isn’t a virtue in itself. Transport here means how much you can do without a car.

Price positions are relative to the other areas in this table, not market rates. They come from our own sample of 14 places for the night of Tuesday 24 November 2026, two adults, read on 2 October 2026. Ten were in the town centre and motel streets, and their prices ranged widely. Two were on the lakefront, both above the town’s middle price. One was at the edge of town. A holiday park in the sample, far cheaper than everything else, is left out of the bands. Nothing at Te Anau Downs or Manapouri was in the sample.

The lakefront and the town centre and motel streets are one small town on the eastern shore of Lake Te Anau, a short walk apart. The edge of town is a few minutes’ drive out, mostly north. Te Anau Downs is about thirty minutes north on the Milford Road, and Manapouri about twenty-five minutes south, on its own lake.

A guide to each area

Why stay here?

Lakefront Drive runs along the shore, with a walking path between the road and the water and the mountains of Fiordland across the lake. The hotels and motels here face that view. You pay more for it than a block or two back, and the town centre is a ten-minute walk away. Some places have apartments with room for a family. Evenings on the lakefront are quiet, and dinner is in the town centre. Choose it if the lake is why you came and you want to see it from your room.

Where we would look
At 42 Lakefront Drive. It says every room has a view of the lake, from studios to a two-bedroom apartment, and that the town centre is a ten-minute walk. Some of its studios are for adults only, so check before booking with children. Checked 2 October 2026.

The centre of Te Anau is a few low streets, not a city. Notice the width of the road and the space: parking is rarely the problem here, and the lake is at the end of the street.

Why stay here?

The shops and restaurants of the street called Town Centre, the Milford Road as it runs through town, and the grid of motels behind them on Quintin Drive and the streets around it. Dinner, the supermarket and the lake are all a short walk, so the car can stay parked for the evening. The evenings are restaurants and a bar under the town’s cinema, and they end early. For a first visit, a family, or anyone leaving at dawn for Milford Sound, this is where to sleep.

Where we would look
At 15 Quintin Drive. Self-contained units with kitchens, and off-road parking with room for a boat or trailer. Its reception keeps short hours, 2pm to 7pm, so tell them if you will arrive late. Checked 2 October 2026.
At 47 Quintin Drive. Units with a kitchenette or a full kitchen, which suits a stay of several nights. Its own site says nothing about parking, so ask when you book. Checked 2 October 2026.
Pause and notice

Walk down to the lakefront path in the evening and face the water. The town is behind you, on the eastern shore. Everything in front of you, across the lake, is Fiordland National Park. Listen for how quickly the sound of the town drops away at the water’s edge. Then look along the shore to your left: the Department of Conservation puts the start of the Kepler Track fifty minutes’ walk that way. Notice how small the town is against what it faces.

Why stay here?

A few minutes’ drive out of town, on the Milford Road and the rural roads around it, the beds are lodges, bed-and-breakfasts and farm stays, set in farmland with long views of the lake and the mountains. You gain space, quiet and dark skies. You give up the walk to dinner: you drive into town to eat, or eat where you are staying. Choose it for a stay of several nights with a car.

Why stay here?

Te Anau Downs is a stop on the lake about thirty minutes’ drive north of the town on the Milford Road. The boat to the start of the Milford Track leaves from here. A night here puts you beside that boat and half an hour nearer to Milford Sound. There is no town: bring food, and expect to drive back to Te Anau for anything else.

Where we would look
We could not confirm a place here from its own website, so we name none. One lodge is listed on booking sites at Te Anau Downs. If you book it, look for a unit with a kitchen, and confirm with the lodge that it is open on your dates.

Why stay here?

Manapouri is a small village on its own lake, about twenty-five minutes’ drive south of Te Anau. Trips to Doubtful Sound start here, so a night in the village saves the early drive on the day. It is much quieter than Te Anau, with far fewer places to sleep or eat. Choose it if Doubtful Sound is the main thing you came for.

Where we would look
At 7 Murrell Avenue. A bed-and-breakfast in a house built in 1889, with a separate log cabin where you cook for yourself. It says it is a few minutes’ walk from the lake and from where the Doubtful Sound trips leave. A small place, so book ahead. Checked 2 October 2026.

And Milford Sound itself

You can sleep at the fiord. Milford Sound Lodge has riverside chalets and a park for campervans, and a restaurant open to day visitors. A visitor site for Milford Sound describes it as the only accommodation there; we could not confirm that from an official source. It is a small place at the end of a long road, so it books out early. Checked 2 October 2026. A night there lets you see the fiord at dawn and dusk, when the day visitors have gone. Our guide to Milford Sound covers the day itself.

Before you book

Our guide to accommodation in New Zealand covers what applies everywhere: motels, holiday parks, how prices are shown and what to expect at check-in. What follows is particular to Te Anau.

What kind of place you will find

Te Anau is a motel town. Most of the 14 places in our sample were motels, in the streets behind the lakefront, with a few hotels among them and a large holiday park at the southern end of town. Out of town the beds are lodges, bed-and-breakfasts and farm stays. Prices shown to you in New Zealand must include GST, the 15% sales tax, unless they say otherwise.

When it fills up

The Great Walks season fills the town. For 2026–27 the Department of Conservation gives the Kepler Track season as 27 October to 30 April and the Milford Track as 1 November to 30 April. Walkers sleep in Te Anau the night before and the night after. The Kepler Challenge, a mountain run on the track, is on Saturday 5 December 2026, and beds are scarce that weekend. Book early for any night from November to April.

The drive that sets your alarm

Milford Sound is worth an early start, and from Te Anau it needs one. Our guide to getting around New Zealand says to allow three hours each way. The road has no shops and no fuel along the way, so fill up in Te Anau before you leave.

If Milford Sound is the point

Stay in town or to the north, never in Manapouri. Te Anau Downs takes about thirty minutes off the drive. Whichever you choose, book the cruise first and count back from its departure time. Our guides to the Milford Road and getting around New Zealand cover the drive.

If you are walking a Great Walk

For the Kepler Track, stay in town. The Department of Conservation puts the track’s car park five kilometres from town, and the track entrance fifty minutes’ walk from the national park visitor centre along the lakefront. For the Milford Track, the boat leaves from Te Anau Downs, thirty minutes’ drive north. Our guide to the Kepler Track has more.

If Doubtful Sound is the point

Trips start at Manapouri, about twenty-five minutes’ drive south of Te Anau. From a bed in town that is an easy morning. A night in Manapouri makes it easier still. Our guide to Doubtful Sound covers the trip.

Getting here

Te Anau has no scheduled flights. The nearest airports with them are Queenstown, about 170 kilometres by road, and Invercargill. Once you are in town you can walk everywhere in it. For everything else in this guide you need a car, or a tour that collects you.

Our view

From what we have read, we would sleep in town on a first visit and add a second night, because Milford Sound and Doubtful Sound each need a whole day.

A final word on staying in Te Anau

Sleep in town, close enough to walk to dinner and to the lake. Pay for the lakefront if the view is why you came. Go out to the edge of town for space and quiet, if you have a car and several nights. Te Anau Downs and Manapouri are for one purpose each: the Milford Track boat, and a Doubtful Sound morning.
